The Developer/Client asked us to design two townhouses that not only would stand out from other new townhouses but would meet zoning requirements and avoid lengthy delays due to meetings with neighbors and the Zoning Board.

The final design resulted in a full first floor with living room, dining room, and kitchen. The garage is located below-grade in the basement. Most of the new houses in the area have garages that use a substantial part of the first floor.Our design put the garage in the basement therefore freeing up the first floor.

In addition we designed a roof deck that was integral to the roof using fiber glass. This avoided the need for a zoning hearing also. Meanwhile, fiber glass created a deck that lowers maintenance for the roof underneath the deck, and is easier to maintain than treated wood decks.

Other innovations of our design include spray-on insulation which maintains its insulation value for longer, seals the building, and prevents mold growth inside the wall.

We used large window areas to bring natural light into the houses which saves on electricity and creates a light and airy room. These kind of spaces are rare in dense cities.
